New Mexico Orthopaedics plans a major new headquarters at the Winrock Town Center.
The Albuquerque-based health care provider signed a 10-year lease in May, not including options, for 68,000 square feet at the mixed-use development, including the entirety of its Level 2 office spaces. Goodman Realty Group Vice President of Development Darin Sand and New Mexico Orthopaedics Executive Director Nancy Adelsheim confirmed the deal. Goodman is Winrock's developer.
Colliers International's Scott Whitefield and Shona Martinez represented the property in the transaction. CBRE brokers Debbie Dupes and Dan Newman, along with NAI Maestas & Ward Realtor Dave Hill, represented the tenant, according to Adelsheim. Albuquerque builder Insight Construction will perform the buildout, and local architecture firm Scout Design will design the space.
"It's a major change for us," Adelsheim said, declining to disclose how much is being spent on the expansion. "It's a significant investment."
The firm's relocation highlights the trend of medical providers setting up shop in vacant retail spaces, largely due to convenience, which Adelsheim said was a top priority. Colliers marketed the space at $24 per square foot, according to our previous reporting.
"This is a big deal for Winrock and we will be building on the momentum of medical," Sand said, adding that the deal is expected to be a jumping-off point for similar arrangements in the future. "New Mexico Orthopaedics is an anchor allowing us to move in this direction."
New Mexico Orthopaedics has been headquartered at Presbyterian Hospital since 2004, according to Adelsheim. The company, founded in 1983, employs around 250 and is recruiting for a variety of positions. It saw nearly 49,000 patients across the state last year and provides treatment for musculoskeletal and degenerative conditions.
